The meeting initiated discussions and motions regarding a three-lot subdivision on Marine Street, including the release of lot three, contingent upon necessary approvals. The applicant presented details of the proposed road subdivision, which includes a dead-end street with a cul-de-sac, drainage plans involving catch basins and a separation tank leading to a leaching field, and a proposed 6-inch water supply line intended to service both new and existing structures. Several waivers were requested, notably concerning street trees, sidewalks, and intersection proximity requirements (center line to center line distance from Parsonage and Walnut Streets). The board also reviewed required intersection realignment scenarios if waivers are not granted. A peer reviewer provided feedback addressing compliance with regulations, missing lot line geometry, required bounds, the need for a separate lotting plan, and sight distance triangles. Technical comments included reviewing the road's longitudinal slope near Marine Street (a waiver for the initial negative slope was identified), water main sizing (6-inch versus the standard 8-inch), and the required depth of nonfrostable material and gravel base for the roadway. It was noted that the public hearing for the subdivision would likely need to be continued pending coordination with District 5 Mass DOT regarding the intersections.
